Some news you can use for your Closings….


First, welcome to El Nino! The cooler weather pattern cycle will be with us this year. As a result, there are only 4 named Storms predicted, with a 25% chance that one will make landfall somewhere on Florida. Fewer storms mean less claims, less strict underwriting guidelines, and hopefully lower rates.

FOR LOAN OFFICERS & PROCESSORS:
In addition to New Business, let us take a look at your ReFi’s and HELOCS. We will evaluate their existing Hazard Insurance and shop it with competing Companies. The goal? Reduce their overall monthly outlay… and strengthen your client relationship! Even if they remain with their existing Carrier, we can advise them how to lower premiums by re-thinking deductibles, and removing excess coverages and endorsements that are not needed. And for your High-Value clients who have their Hazard Insurance with Chubb, we recommend comparing their policy with Tower Hill, ASI, and American Platinum. Chubb is the right fit for some specific high-value properties and clients, but it’s definitely worth getting a perspective with other Carriers. Savings can be significant. VERY SIGNIFICANT.

Finally! We’ve managed to contract with various Carriers that will allow these types of risks. There are some restrictions and conditions, but we’ve been very successful in placing this business for you. The key is to act quickly. As soon as you have an offer, run it by us. We can usually tell you what will be available to your Buyers.

HAZARD INSURANCE QUOTES – WHO AND WHEN
Some of our Loan Officers and Realtors contact us directly for a quote, and we’re happy to provide it within the day. Whenever the BUYER/BORROWER contacts us, we first find out who referred them, then determine the amount of Dwelling Coverage needed (we may contact the Realtor for the MLS). Once we have this Coverage amount determined, we shop all available Companies and email the quote(s) directly to the Buyer unless instructed otherwise. We include Standard quotes, with all the bells and whistles, along with Basic quotes… so the Buyer can better determine the right fit for their individual needs. IF THE SALE INVOLVES A TRUST, CORPORATION, OR LLC, we recommend contacting us as soon as possible. Sometimes these require pre-approval, depending on the specific Company, and type of Trust.

ROOF COVERING INSTALLED 2002 OR LATER?
Please advise your client to have a Wind Mitigation Inspection performed. The discounts to the Hazard Insurance can be significant! Average cost for a Windmit: $75. (think about your personal Policy, too!)
